maintenance fee payment online using the SECURE
payment link below. You can make your payment online
at the time of billing in November OR you may choose to make
payments in advance. The benefit to making payments in
advance is that it will alleviate the burden of paying the
full amount in one lump sum each November. You may
create your own payment plan by simply clicking the link
below and entering the dollar amount you wish to pay.
You may make as many payments as you wish, whether it is weekly,
monthly, or quarterly. Your November invoice
will show the remaining balance due, if any! Please remember
annual maintenance fees are billed November 1st of every year and the
balance is due in full before by 12/31. No
matter which payment option you choose, your fees must be
paid in full by the due date.

Re: Renovation 2009;
The 2009 renovation
projects have been completed on time, under budget, and the
end result exceeds our expectations. Based on the number of
e-mails and telephone calls we have received about these
projects, we created a video slide-show of the work in
progress. Throughout this project, we took pictures with a
before-during-after concept in mind. Please click on the

2009 Renovation Slideshow

The 2009 renovation
projects are well under way and nearing completion.
Though some of the projects are more glamorous than
others, they are all necessary to not only enhance
the
property, but to systematically maintain and improve the
building.
In order to reduce
soaring utility costs some creative improvements
were implemented in the atrium and the gable roof
area. By its very nature, the enclosed atrium is a
primary source of energy consumption. The climate has to
be controlled in the atrium. The
pool and spa
both are heated
and there are over 60 ingress-egress doors all
contributing to high energy cost and consumption. Over
3,000 linear feet of vented soffit was added to the
gable roof over the atrium and the rafters were lined
with baffles to redirect outside air. R-38 insulation
was blown into the 13,000 square foot atrium ceiling on
top of the existing insulation. The net result of
project will not only be energy savings,
but also allow us to better control the climate in this
area.
In compliance with our
reserve maintenance budget, it was time for the carpet
in the atrium to be replaced. Carpet covers
approximately 9,000 square feet of flooring in the
atrium and is a maintenance
nightmare. Rather than install more carpet we elected to
go with paver tiles. The tiles are not only more
attractive, but will virtually last
forever. The look is that of a bricked courtyard,
with accent tiles installed randomly. Maintenance to
paver tile is minimal because
they can be swept and mopped like any other tiled
surface. This project will be completed in mid to late
February.
The Hospitality Suite,
more commonly referred to as our movie room, is the
second most popular amenity on the property, second only
to the swimming pool. The television was replaced with a
wall mounted 60" HD plasma television and a Blu-Ray DVD
player. The surround sound system was optimized by
better placement of the sub woofer and the center
speaker. In 1995 when I decided to convert the once
prior store room, into the "movie room", we started off
with a 32" Zenith. Times have changed!!
I think that each of
will be pleased with the improvements that are being
made. Though many improvements such as roof repairs and
HVAC replacements are not visible to you when here on
vacation, they are a very necessary requirement in
properly maintaining the building.

video from the 2008 renovation is still one of the most
popular spots on our web site.

families are surviving the craziest economy that any of
us have ever experienced. To our many owners that are
members of the Armed Forces, my sincere appreciation to
